Specialty Floor Care
The floor everyone gave up on, looking new by morning.
Commercial floor stripping, waxing, burnishing and restoration across metro Atlanta. We work overnight and around your hours — you close on a dull floor and open on a finish that reflects the lights.
What we do
A dull floor isn’t worn out. It’s usually just buried.
You’ve probably noticed it happen slowly. The shine goes flat, then gray, then the mop stops making any difference at all. Most people assume the floor is done and start pricing replacement.
Usually it isn’t. What you’re looking at is old finish that’s worn through in the traffic lanes and packed with soil everywhere else. Strip it back, neutralize it properly, and lay fresh coats down — and the floor underneath is almost always fine.
That’s the good news, and it’s a big one: restoring a floor costs a fraction of replacing it, and it happens overnight instead of shutting you down for a week.

Scope
The process, start to finish
Prep & protection
Furniture moved, edges and baseboards protected, signage and containment set before anything gets wet.
Stripping
Old finish broken down and lifted with the right solution and pad for your floor — not a one-size-fits-all approach.
Edge & corner detailing
By hand, where the machine can’t reach. This is the step that separates a good job from an obvious one.
Solution recovery
Fully recovered and removed, so nothing is left to haze the new finish.
Neutralize & rinse
Skip this and the new coats will not bond. It is the most-skipped step in the trade.
Sealing
Where the floor calls for it — sealer fills porosity so your finish coats do their actual job.
Finish coats
Multiple thin coats with real cure time between them. Thin and patient beats thick and fast, every time.
Burnishing
The reveal. High-speed burnish to bring up the gloss and harden the surface.
Most bad wax jobs fail in step four
Almost every floor we get called to rescue failed for the same reason: the old finish was not fully removed, or the floor was never neutralized before the new coats went down.
New finish over old residue looks fine for about three weeks. Then it clouds, it peels at the edges, and you are paying to do it twice.

Thin coats. Real cure time.
A finish coat that goes down too thick never fully hardens. It marks under chair legs, it scuffs under carts, and it grays out in the traffic lanes within a month.
We lay multiple thin coats and give each one the cure time the manufacturer actually asks for. It is slower on the night. It is dramatically slower to wear out.

You close dull. You open bright.
This is the part that sells itself. Your team leaves on a floor that has looked tired for a year, and walks in the next morning to a surface that throws back the ceiling lights.
We schedule around your hours — overnight, weekends, or in phases if you cannot close a whole area at once — so the only thing that changes is the floor.

Most commercial cleaning gets sold on price per square foot, then quietly handed to whoever was cheapest and free that night. That’s why quality slides after month two — the scope was never real to begin with. We build yours from an actual walkthrough of your actual building, on your actual hours. Then we send the same crew who learned it. Boring? Completely. It’s also the only thing that makes month five look like month one.

Questions
Frequently asked
How long does the floor need to stay off-limits?
For most spaces we strip and refinish overnight and you open on time. The finish needs cure time before heavy traffic and rolling loads, so we schedule the last coats early enough in the night to get it. If the area takes carts or pallet jacks, we will tell you exactly how long to keep those off.
How often should VCT be stripped and waxed?
It depends entirely on traffic. A quiet office suite might go a year or more; a retail entrance or a school corridor can need it far more often. The better answer is to burnish and recoat on a schedule so a full strip is rare — that is cheaper and much easier on the tile.
Can you do it without closing us down?
Usually, yes. We work overnight, and for large areas we phase the work so part of the floor stays open while the rest gets done. Retail and healthcare clients almost always get phased.
Why does my floor look yellow?
Usually built-up finish that has aged and gone amber, especially in low-traffic areas where nothing ever wore it back. It is a stripping problem, not a stain — a full strip takes it back to the actual tile.
Would burnishing be enough instead of a full strip?
Sometimes, and we will tell you when. If the finish is intact and just dull, burnishing brings it back for a fraction of the cost. If the finish is worn through to the tile in the traffic lanes, burnishing will just polish the damage.
Do you move the furniture?
Yes, as part of prep, and we put it back. Anything you would rather we did not touch — electronics, filing systems, medical or AV equipment — just flag it during the walkthrough.
