Floor Waxing Buckhead: What a Full Refinish Includes
By the DBS Cleaning Services Team · · 6 min read
Before anyone quotes you floor waxing Buckhead buildings need, somebody should establish what your floor actually is. Peachtree Road towers are full of stone and terrazzo lobbies that must never be stripped and waxed, sitting a few feet from service corridors of vinyl tile that should be. Getting that wrong is expensive and sometimes permanent.
Stone and terrazzo are not vinyl tile
Most Buckhead Class A lobbies are natural stone, terrazzo or polished concrete. Those are maintained by polishing and protecting — mechanically refining the surface itself — not by laying an acrylic finish over the top.
Aggressive stripping chemistry on terrazzo can etch it. Once that happens you are into grinding and honing to correct it, which costs many multiples of what proper maintenance would have.
We have been called in to repair exactly that more than once. It is entirely avoidable and it starts with a vendor who looks before quoting.
Where floor waxing Buckhead properties genuinely applies
Vinyl composition tile in service corridors, back-of-house, loading areas, mechanical rooms and older tenant suites. That is real strip-and-wax territory and it responds beautifully.
The full sequence is eight steps: prep and protection, stripping, edge and corner detailing by hand, solution recovery, neutralizing and rinsing, sealing where required, multiple thin finish coats with real cure time, then burnishing.
Step five is where most bad jobs fail. Skip the neutralize and the new coats will not bond, and you will be paying for the whole thing again within a few months.

Overnight is the only realistic window here
High-rise access means freight elevator scheduling, building engineer coordination and insurance certificates on file before anyone reaches a loading dock.
It also means genuinely finite hours. We sequence the last finish coats early enough in the night to get real cure time before morning traffic, which is the difference between a floor that lasts and one that marks under the first cart.
Large areas get phased so no corridor is fully out of service.
Most commercial cleaning gets sold on price per square foot, then quietly handed to whoever was cheapest and free that night. That’s why quality slides after month two — the scope was never real to begin with. We build yours from an actual walkthrough of your actual building, on your actual hours. Then we send the same crew who learned it. Boring? Completely. It’s also the only thing that makes month five look like month one.

Thin coats beat thick ones, every time
A finish laid on too thick never fully hardens. It marks under chair legs, scuffs under carts and greys out in traffic lanes within a month.
Multiple thin coats with the manufacturer’s actual cure time between them take longer on the night and last dramatically longer in service.
Slip resistance matters too — OSHA’s walking-working surfaces standard covers the housekeeping side of slip prevention, and a properly cured finish is part of that.

What to ask before you approve a quote
Ask what your floor actually is, and what they would do differently if it is stone rather than vinyl tile. That single question filters most vendors.
Ask how many finish coats and how much cure time between them. Ask whether edges get detailed by hand.
Ask what happens if the finish hazes or peels inside ninety days. A confident answer there tells you a lot.

Frequently asked questions
Our lobby is terrazzo. Can you wax it?
You should not, and we would not. Terrazzo is maintained by polishing and protecting rather than by laying acrylic finish over it. Aggressive stripping chemistry can etch it, and correcting that means grinding and honing.
How long before we can walk on it?
For most areas we refinish overnight and you open on time. Heavy rolling traffic like carts needs longer, and we will tell you exactly how long to keep those off.
How many coats do you apply?
Multiple thin coats with the manufacturer’s real cure time between them. Thick coats never fully harden and mark within weeks.
Can you work around freight elevator scheduling?
Yes. High-rise access, engineer coordination and COI requirements are normal for us. We follow whatever your building already runs.
Would burnishing be enough instead?
Sometimes, and we will say so. If the finish is intact and just dull, burnishing restores it for a fraction of the cost. If it is worn through to the tile, burnishing just polishes the damage.

Let us look at the actual floor before anyone quotes a number. In Buckhead the most valuable thing we do is often telling a building manager what not to do to their lobby.
