Dull VCT Floors Norcross: Two Cities, Two Fixes
By the DBS Cleaning Services Team · · 6 min read
Norcross is really two places wearing one name, and the floors prove it. On one side you have Historic Downtown, small storefronts and restaurants with old tile and older buildings. On the other you have the Jimmy Carter Boulevard and Beaver Ruin flex corridor, full of warehouse slabs and office fit-outs. Dull VCT floors Norcross owners call us about could be either, and the right answer is completely different for each. We are headquartered on River Exchange Drive, which means we can come and look this week rather than quoting from a satellite image. Most of the time the tile is fine and the coating is the problem.
Downtown: old tile that has never actually been stripped
Storefronts around Lillian Webb Park and Thrasher Park often have decades of finish stacked up in the corners and nothing at all left down the middle of the aisle.
Those floors surprise people. Once the build-up comes off, the tile underneath is frequently in far better condition than the room suggested, and the color changes completely.
The flex corridor: dull VCT floors Norcross tenants inherit
Along Peachtree Industrial Boulevard, a typical suite has a tiled office at the front and a sealed slab at the back. The office tile gets a finish program. The slab gets scrubbed and left alone.
Wax on a warehouse floor that takes pallet traffic peels in the wheel tracks within a month or two. If a bid quotes wax across the whole footprint, somebody measured square feet without walking the space.

What we check on the walkthrough
Whether the finish is continuous or worn through. How many coats are built up at the edges. Whether the tile is VCT, luxury vinyl with a factory wear layer, quarry tile or sealed concrete.
Luxury vinyl is the one that catches people out. It should not be stripped and waxed, and running a VCT program over it damages the wear layer permanently. Newer fit-outs in this corridor have plenty of it.
We also look at entry matting, because most of what dulls a floor walks in through the front door. Building operations research from BOMA International keeps landing on the same point: the small fixes at the entrance outperform the expensive ones inside.
Most commercial cleaning gets sold on price per square foot, then quietly handed to whoever was cheapest and free that night. That’s why quality slides after month two — the scope was never real to begin with. We build yours from an actual walkthrough of your actual building, on your actual hours. Then we send the same crew who learned it. Boring? Completely. It’s also the only thing that makes month five look like month one.

Being down the road is an operational advantage
Much of what people call Norcross is unincorporated Gwinnett, spread across a wide area, and the drive time between those buildings is what usually kills service quality.
Not for us. Short drives mean the same crew, on time, every night, including the night the machine needs swapping. Consistency is not a promise here, it is just geography.

Serving Norcross and the surrounding area
We serve Norcross from our home base here, along with Peachtree Corners, Duluth, Lilburn, Doraville, Tucker, Berkeley Lake, Lawrenceville and Chamblee.
Frequently asked questions
Can old downtown tile be saved?
Usually yes. Decades of built-up finish makes tile look far worse than it is, and stripping it back often reveals sound tile in its original color.
Should warehouse floors be waxed?
No. Sealed concrete gets scrubbed. Finish on a slab with pallet traffic fails in the wheel tracks quickly.
How do you identify luxury vinyl?
On the walkthrough, by the wear layer and the way it is installed. It matters, because that product should stay out of a strip and wax cycle.
How quickly can you visit?
Same week in most cases. Our office is on River Exchange Drive, so nothing in Norcross is a long trip.
